Compare apples to apples with the lender's Good Faith Estimate (GFE) Key # 3 Get pre approved pending property appraisal & acceptable title. Call me if you want new construction - they play the lending game differently. You should know your options. Key # 4 Viewing chosen properties See as many properties you want, with the criteria you set, at the price you want, where you'd like to live. I have a GPS that I take on showings so you can "see" the parks, schools & other places of interest nearby. Key # 5 Making an offer. Know when to offer full price, when to negotiate less, and when to offer more. I can help you plan a negotiating strategy. This part depends on *your* needs and wants. Key # 6 Get it inspected. It does not matter if it's brand new or 120 years old. If you want to sleep in it and call it "home" get an inspection. There are three types general, structural and specific. We can discuss the pros and cons and costs of all. Key # 7 Get Insurance. Call your insurance agent right after the inspection. If the property has had claims against it, you may not be able to get “Hazard Insurance” or you can get insurance but at a high cost. Key # 8 Appraising the Property. The lender orders the appraisal for the property. This is so the lender doesn't lend more money than the lender should. It is also a way to cancel the contract if you so choose. Key # 9 HOA Document Review. If you are going to live there please read the rules, covenants, and restrictions. The last six months worth of meeting minutes is a very worthwhile read. Key # 10 Full Loan approval, Final Walk thru & Document review, and Closing. The loan is approved. You have done your walk thru. You have reviewed your closing documents with me and your lender. You have your certified cashiers check for the exact amount you are required to bring to Closing. You have your state issued ID. You bring your checkbook, just in case. You know where and when the Closing is being held. You approved and signed all the documents. You get keys. You move and live Happily Ever After. Note: Your home purchase may be this easy.
